Tampa Bay Real Estate Attorney

In Tampa Bay, Pinellas Legal Center is here to meet all your real estate legal needs, including the purchase or sale of a primary residence, deeds, promissory notes, real estate closings, and commercial leases. We know that real estate transactions represent significant investments of time and money; we take the time to sit down with you and learn your needs, and offer advice and counsel to bring about your immediate and long-term goals.

Purchase and Sale of a Primary Residence

For most people, the purchase or sale of a home is the biggest financial investment or transaction they ever make. Buyers and sellers alike invest tremendous amounts of time, money and sweat equity into locating the right property, qualifying the buyer, ensuring a clear title, conducting inspections and appraisals, and all the myriad things that have to go right to keep a real estate deal on track. We appreciate these efforts and provide the legal advice and support to protect your rights and interests while helping ensure a smooth and successful transaction.

Deeds

The deed is the primary instrument used to transfer title to property from one party to another, or as evidence of property ownership. There are many different types of deeds, and depending upon the wording of the deed, different warranties may be granted, different covenants may be enacted, and different claims may be made. We can help make sure that the operative provisions of your deed are properly worded to accomplish your goals and can assist in the drafting, reviewing or recording of a deed.

Promissory Notes

Promissory notes – written financial instruments that contain a promise to pay a sum on demand or at some future time – are frequently utilized in real estate transactions, often in combination with mortgages. There are many pitfalls to look out for when giving or receiving a promissory note, such as stating clearly whether it is meant to be a negotiable instrument or not. Inexpertly drawn promissory notes can create a host of troubles involving complex laws such as Article 3 of the Uniform Commercial Code. We concentrate our efforts on keeping problems from arising and making sure you are adequately protected in any financial transaction.

Closings

Settlement, or closing, is the final stage in the residential real estate transaction, where title is transferred, the amount due is paid, and the deed is conveyed from seller to buyer. We attend the closing with the client to ensure a smooth and successful transaction or handle any issues that arise before the final consummation of the deal.

Commercial Leases

Commercial leases are typically executed for a lengthy period, and the leases themselves are often quite complicated, attempting to cover every conceivable aspect of the landlord-tenant relationship over the long term. As part of our small business counsel services at Pinellas Legal Center, we negotiate, draft and review commercial leases for small businesses, advising our clients and ensuring that the lease document reflects their needs and adequately protects their interests.
